Leasing Agent / Property Manager (licensed)

Base Salary plus Commission

Property Manager Job Purpose:Maintains property rentals by advertising and filling vacancies; negotiating and enforcing leases; maintaining and securing premises; collecting rents and posting notices.

Property Manager Job Duties:
Establishes rental rate by surveying local rental rates;
Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
Contracts with tenants by negotiating leases; collecting security deposit.
Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
Maintains building systems by contracting for maintenance services; supervising repairs.
Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
Enforces occupancy policies and procedures by confronting violators.
Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

Bookkeeper / Office Admin Job Purpose: To maintain records of financial transactions by establishing accounts; posting rents and transactions; assisting Office Manager in daily operations; assisting agents and property managers in daily operations.

Bookkeeper / Office Admin Job Duties:
Assist Office Manager in maintaining files and databases. Prepares reports, presentations, memorandums, proposals and correspondence. Assist Office Manager in office operations. Schedules appointments and meetings for executives and upper level staff
Serves as the go-to for office inquiries and conflicts. Tracks office supply inventory and approves supply orders. Post rents to trust accounts and maintains the integrity of the accounts. Maintains subsidiary accounts by verifying, allocating, and posting transactions.
Balances subsidiary accounts by reconciling entries. Maintains general ledger by transferring subsidiary account summaries. Balances general ledger by preparing a trial balance; reconciling entries. Maintains historical records by filing documents. Prepares financial reports by collecting, analyzing, and summarizing account information and trends. Complies with federal, state, and local legal requirements by studying requirements; enforcing adherence to requirements; filing reports; advising management on needed actions. Contributes to team effort by accomplishing related results as needed.

Bookkeeper / Office Administrator Job Skills:
Excellent oral and written communication skills; Detail oriented and works with a high degree of accuracy; Highly organized and flexible
Ability to multitask and meet changing deadlines; Must be self directed and able to complete projects with limited supervision; Maintains staff confidentiality; Working knowledge of email, scheduling, spreadsheets, quickbooks, Microsoft Office and Tenant File software.
